THE BUYING PROCESS
I am here to help you with the buying process and I will be with you step by step. Here is a breakdown of the process.
Step 1: Get Pre-Qualified
FINANCING: If you are planning on financing your purchase I can recommend several lenders, bankers and/or mortgage brokers to assist you with your purchase. It is very important to get pre-qualified by a lender before you look at property as there is nothing like finding the property of your dreams and finding that it is out of your price range.
Step 2: Looking at Property
LOOKING AT PROPERTY: I will show your appropriate properties that fit your needs and budget by searching for properties in the Grand and Summit County MLS systems. I can also show you "For Sale by Owners" properties.
MARKET CLIMATE: I can help you understand the current real estate market by looking at comparable sales and listings.
Step 3: The Contract Period
MAKING AN OFFER: When you find that perfect property I can help you decide what to offer by looking at past sales in the area. I will also prepare your purchase contract.
NEOGOTIATION: Once the contract is presented to the listing agent and seller I will help you negotiate the terms of the contract.
CONTRACT MANAGER: Once we are under contract, I will assist you as your contract manager and will be in touch with you throughout the contract process. If you like I can help you order things such as a land survey or home inspection.
CLOSING COORDINATOR: I will be in contact with the title company and your lender throughout the process to make sure things are running smoothly and to help you work out the details of your closing. Right before closing I will transfer all utilities into your name if applicable.
STEP 4: Post Contract
YOUR CONTACT: I am happy to remain your primary source of area information and assistance months and years after your closing.
